The Tigné Office Block houses the prime office spaces of Tigné Point, right in the heart of the  development. The building also offers Catering facilities alongside the Pjazza. The office block will occupy a pivotal location within this development - the North block with extensive sea views and the South block overlooking the picturesque central Piazza, the heart of the development.  The top floors will naturally enjoy views of the country’s capital city, Valletta over Marsamxetto creek.

MIDI is conscious of the fact that office space users in other mature office markets around the world have forced the pace in making developers build to specifications that address the real current and anticipated future needs of occupiers. Parking
Extensive underground parking will ensure a car-free ground level environment at Tigné Point. In Malta, commuting to work by car is the primary mode of transport for the majority of office workers. In addition to some 1,000 parking places for the residents, a further 1,200 spaces over four levels of underground parking are currently planned to support the offices and the retail and leisure facilities.

Public Transportation
Regular, daily public transportation will service Tigné Point with bus stops planned close to the western entries to the project. Picturesque ferry routes link nearby Sliema ‘Ferries’ to Valletta, where the majority of government, semi-government, professional and commercial organizations are based today.

Premises
The office space is being designed to satisfy user demands and to permit fit-outs to the highest specifications required by targeted occupiers. Now that Malta is an EU member country, office space specifications will be strongly influenced by the needs of foreign tenants used to world-class facilities. To facilitate user installations of IT systems and facilities in the most user-friendly, cost efficient and flexible manner, MIDI has formed a joint venture with Siemens to provide a state-of-the-art IT services backbone throughout Tigné Point that will cater for the needs of the most discerning office and private users. Also contemplated in office designs, will be productivity enhancing large open floor plans, and raised floors for easy cabling and cost efficient lay-out change flexibility.

Proximity
The proximity of a supporting environment is one of the most key elements of a successful office offer. The changes underway in the area increasingly add weight to the Sliema-Tigné area as the most favoured, prime, private sector office area in Malta.  Tigné Point abounds the established prime retail and principle private sector business office district of eastern Sliema. A supporting environment first needs other offices in the area – i.e. weight enough to compound sufficient density growth. The density of offices encourages the proliferation of retail, cafes and catering facilities and vice versa. This allows businesses or organizations in such office areas to attract the best staff drawn to the benefits of the quality offices and supporting environment – one key element for successful businesses. Proximity also means good access. When the planned civil and road works connection to Manoel Island is completed, Tigné Point will be serviced by an adequate ring road to facilitate a quicker connection to the Island’s road network,.

The ancillary Theatre and Business Centre facilities will be located to the north of the block which is ideal as this area offers open sea-views and a more private setting than that on the Pjazza. The development also includes four levels of underground parking. At ground floor level it has long been recognized that the block's southwesterly orientation makes it ideal to house catering establishments with extensive dining terraces on the Pjazza. These will require kitchen facilities which will be housed at the levels below.

Why Malta?
Malta’s economy is changing and moving on from a predominantly industrial base to a service/knowledge-based economy. Financial services currently generate 12% of GDP and this is expected to double over the next decade. On-line betting firms and back-office operations are also a growing market. As the number of expatriates coming to Malta to work increases, so does the demand for office accommodation. This shift in the economy has brought about a large increase in the demand for international-grade office buildings, an increase which is expected to continue.
